Weeks 2–4We measure, investigate the structure, and build an open-book, fixed-fee proposal. No allowances games: every line item is priced and explained before you sign anything.

2–4 monthsWe coordinate architects and engineers, finalize every selection down to the door hardware, and walk the plans through the city ourselves. Materials are ordered before demo day.

Per proposal scheduleOur own carpenters and long-time trade partners do the work. You get a written report every Friday covering what happened, what’s next, and where the budget stands, plus a job site clean enough to walk in dress shoes.

Final week + 2 yearsWe walk every room together, finish the punch list before handoff, and back the work with a two-year workmanship warranty. Then we check in at 90 days, because houses settle and we’d rather find it first.
